And that gap between the two is the entire opportunity — because a building sealed in late summer, with no population inside and no urgency, is a fundamentally easier and cheaper job than the same building in November with something already living in the attic.
One is a scheduled morning's work with ladders and hardware cloth. The other is trapping, servicing visits, sealing, verification, and frequently a cleanup bill.
Almost nobody books the first one, because in August there's nothing scratching in the ceiling to prompt it.

What's happening. Outdoor populations are at their annual peak after a season of breeding. Food is still abundant outdoors, so pressure on structures is low. Juveniles are dispersing and looking for territory.
There's nothing inside to trap. No population, no urgency, no risk of sealing something in. The work can be scheduled properly rather than squeezed in as an emergency, and it's the whole job rather than half of it.
Utility penetrations — every pipe, cable, and duct through an exterior wall, drilled slightly larger than what passes through it. The most common entry point in any building and the most consistently overlooked, because nobody thinks of a hole with a pipe in it as a hole.
Gaps under exterior doors and at garage door corners. If light shows under it, something walks under it.
Where siding meets foundation, and where two exterior materials meet at a transition.
Roof lines — soffit and fascia junctions, gable vents, roof-to-wall intersections.
Chimneys without caps, and dryer, bathroom, and kitchen vents without intact screens or dampers.
Crawlspace vents and access hatches that no longer close properly.
Foundation cracks, and the gap where a slab meets a wall.
And the bridges — branches overhanging the roof, trellises, downpipes, and utility lines. Rats climb far better than most people assume, and cutting a branch back is sometimes more effective than sealing anything.
Rule of thumb: if a pencil fits, seal it. If a thumb fits, treat it as a rat route and prioritise it.
Because the same word covers very different work.
Materials that hold: copper mesh, stainless wool, hardware cloth, sheet metal, and mortar or cement-based fillers.
Materials that don't: expanding foam alone, steel wool that rusts, plastic sheeting, tape, and caulk on its own. Foam has a legitimate role as a sealant around mesh or metal — it has no role as the barrier, and a mouse is through it in a night.
Vents get screened, not blocked. Weep holes, soffit vents, and crawlspace vents exist for airflow and moisture control. Filling them creates a damp problem that generates its own pests.
Doors get sweeps and thresholds, which fix the most common ground-level entry in any building and take minutes.
Penetrations get packed and sealed — mesh or wool into the void around the pipe, then sealed over. Not foamed and hoped.
What's happening. The first sustained cold drives rodents toward structures. Outdoor food becomes scarce, harvest and leaf fall change the landscape, and a warm building with a gap in it is the obvious answer.
What you'll hear: scratching in ceilings and walls, starting after dark. Activity that stops when you knock and resumes ten minutes later.
The time of day and the sound. Light quick scratching versus heavier movement with gnawing tells us mouse or rat — and that sets the gap size we're scanning for.
The elevation. Ceiling or upper wall points at the roof line; floor level points at the foundation. Two completely different surveys.
Where droppings concentrate, photographed before cleaning. Rodents defecate as they travel, so heavy deposits mark a route — and the route leads back toward the wall it enters through.
And when it started. Sudden autumn onset confirms seasonal ingress: the building was always open and the weather changed.
And one more that's easy to miss: rub marks. Dark greasy smears along baseboards, pipes, joists, and beam edges, where rodents travel with their bodies against vertical surfaces. The most reliable indicator of an established route there is.

Removal comes first, always. Seal a building with rodents inside and you've built a trap you can't empty — they die in voids, producing weeks of odour and a fly and beetle problem, or they chew inward into living space.
Then sealing. Every mapped opening closed with the appropriate material.
Then verification. Rodents test barriers, and a failed seal found in week three costs nothing; found in month six it costs the whole job again.
Which is why the two figures should be quoted separately — removal, driven by species and the number of servicing visits, and sealing, driven by the number of openings and their elevation. You should see what each buys.

Rat droppings are substantially larger and concentrated in fewer, heavier deposits along established routes.
Behaviour toward new objects is opposite, and it changes the timeline. Mice are curious and investigate anything new within hours, so mouse trapping frequently produces results the first night. Rats are neophobic — they avoid unfamiliar objects for days. A rat trap catching nothing for a week hasn't failed; it hasn't been accepted, and moving it resets the clock.
Range differs. A mouse may spend its whole life within a small radius. Rats travel further and frequently nest outside while feeding inside, which makes exterior work part of a rat job.
Nesting differs. Mice in insulation, wall voids, appliance cavities, and stored boxes. Rats in crawlspaces, attics, burrows against foundations, and drains — which is why some rat problems arrive through plumbing rather than through siding.
What's happening. Anything that got in during autumn is now settled, warm, and breeding. Indoor conditions remove the seasonal constraint on reproduction.
What you'll see: activity increasing rather than stabilising. Droppings in new locations. Fresh pale gnaw marks, including on wiring — which is a fire risk and the reason winter rodent calls are urgent rather than merely annoying.
Why waiting through winter is expensive: a population that arrived as one or two animals in October is considerably larger by February, and every week adds trapping time, contamination, and cleanup.
What still applies: removal first, then sealing, then verification. And the sealing can be done in winter — it's harder and colder work on a roof line, but it's the half that means you stop paying.
And if there's a smell with no live activity, that's a carcass, and locating it in a void is a specific job.

The openings explain how. This explains why — and it's the free part, at any time of year.
Food. Pet food left out or stored in a bag, birdseed, fallen fruit, unsecured bins, grills, compost, and grain or seed in a garage or shed — which is a specific autumn problem.
Water. Leaks, condensation, pet water bowls, and standing water near the structure.
Harbourage. Firewood against the building — stacked in autumn, which is exactly the wrong time — dense ground cover at the foundation, ivy on walls, clutter in garages and crawlspaces, and stored cardboard.
Removing these reduces the pressure on your envelope, which is what makes the sealing hold. A perfectly sealed building surrounded by food and harbourage is a building under constant test.
Rodents contaminate surfaces and stored food with urine and droppings continuously as they travel — along every route they use.
Droppings, urine, and nesting material are associated with several transmissible diseases, and dried droppings disturbed into the air are a specific exposure route.
Which produces one firm instruction: don't dry-sweep or vacuum rodent droppings. Ventilate first, dampen with a disinfectant solution, and remove wet, wearing gloves and a mask.
Discard gnawed or contaminated food packaging. Sealed metal, glass, and hard plastic containers are why serious infestations still leave some food intact.
Nesting material in insulation is a contamination issue as well as a pest one, and heavily soiled insulation is frequently better replaced than treated.
Rodents also introduce fleas, ticks, and mites, which persist after the rodents are gone.
An animal that consumes bait dies wherever it happens to be, which in an interior programme is frequently inside a void. That produces weeks of odour, a fly and beetle problem, and a retrieval job that costs more than the original work.
Traps put the carcass somewhere you can remove it from, and they tell you your numbers — you know how many came out and when it stopped.
